Toronto’s freeze-thaw cycle is one of the harshest conditions masonry faces. Water penetrates small cracks in brick and mortar, freezes, expands, and widens those gaps with every swing in temperature. By March or April, the cumulative damage from a full winter is fully visible — and fully repairable before it gets worse.

Communities like Markham, Thornhill, Richmond Hill, Pickering, and Whitby sit in areas with significant seasonal temperature variation, which accelerates wear on older chimneys. In Scarborough, East York, and North York, where much of the housing stock dates back several decades, this is a regular spring reality for homeowners.

According to the Canada Mortgage and Housing Corporation (CMHC), chimney and fireplace defects are among the most commonly flagged issues in home inspections. Catching them in spring means you have time to fix them properly.

What to Look Out For

Mortar joints and brickwork

Start with the visible masonry. Soft, crumbling, or recessed mortar between the bricks is the most common sign of winter damage. Left alone through another season, it allows water deeper into the structure and leads to more significant deterioration. The chimney crown

The crown is the concrete layer that caps the top of the chimney and directs water away from the flue. Cracks or missing sections are a direct path for water into the structure. You can often spot obvious crown damage from the ground with binoculars. If the crown has failed, replacement is the right call — patching a badly cracked crown rarely holds through another winter.

Chimney caps

Check whether the cap is in place, intact, and properly seated. A missing or damaged cap leaves your flue open to rain, birds, squirrels, and raccoons throughout the spring and summer. This is one of the simplest fixes available and one of the most expensive to defer.

Efflorescence

White staining on the exterior face of the chimney is efflorescence — mineral deposits left behind as water moves through the masonry. It is not dangerous on its own, but it is a consistent early warning sign that water is penetrating the structure. The firebox and damper

From inside, check the firebricks for cracks and the smoke chamber above the damper for visible deterioration. Open and close the damper — it should move freely and seal completely.
